I’m
Sharon Sharp-Knox, a Realtor® with vast experience in mortgage banking
and investments. My unique background gives clients an advantage: I call
it “The Sharp Advantage.” But first, let me fill you in about some
important differences to note.
As a loan officer for 10 years,
holding a real estate license since 1992, I played a major role in
helping prospective buyers purchase their homes. From assessing the loan
amounts buyers could qualify for, to writing contracts and creating
mortgage packages, I became very skilled at overcoming all lending
barriers. In short, I found out how money works and how to make every
dollar count. Single mom, multiple properties I’ve
also gained extensive real estate investment experience. As a single mom
without the benefit of seed money or expertise, I started small and
taught myself how to navigate the complex maze of commercial real
estate.
While working full-time as a mortgage banker and
part-time as a pharmacy technician for Doctor’s Hospital, I invested in
one property at a time, using only my determination and personal earned
income as capital.
I worked two jobs, managed multiple
properties, leveraged myself and carried a lot of debt. It wasn’t easy,
but I learned many important lessons through the school of hard knocks.
More
than 30 homes, rentals, commercial properties and vacant parcels later,
I can say it’s been worth the time, effort and sweat equity.

My
“right hand man” and son Carl, who has been instrumental in my success
for the past several years, is also my trusted colleague. He’s assisted
with banking transactions, property assessments, refurbishing
challenges, tenant issues and more.

Regarding rental properties:
Using her contacts and relationships in the real estate industry, Sharp worked with realty agents in making her purchases.
“She’s
not afraid to get dirty. She’s not afraid of work. She’s one of a
kind,” said Gary Kirkpatrick, an agent at Prudential California Realty
in Modesto. ... Many are ‘fixer-uppers’ purchased with low down
payments. Sharp has properties in Ceres, Modesto, Oakdale, Turlock and
Waterford.
“They’ve been a little run down. But the potential was
great. I’ve gotten some awesome deals,” [Sharp] said. “You have to look
for the diamond in the rough.
Paint is cheap. Getting carpets cleaned is cheap.”
On acquiring property:
Sharp,
who said finding the right property at the right price has become more
difficult in recent years, believes good deals are still available.
“I’m
still buying real estate. I’m looking at a home today,” she said. “I’m
not stopping. I’m looking at this piece of property and wondering,
‘what’s the potential?’”
About being a role model:
She
encourages others to follow her example. She said many families could
have the American dream by buying a duplex or triplex and living in one
unit.
“I believe there’s a lot of opportunity in America for
anyone willing to put the effort forward,” Sharp said. “You have to keep
swinging the bat. Everyone has a chance to make a bright future for
their family.
