By Heidi Howell Special to Valley Homes
If
you’re considering relocating to a new-home community, it might be
worth your while to tour the models at Canterbury Estates in Modesto.
The neighborhood is one of more than 20 communities throughout the
Central Valley, Sacramento and Bay Area regions built by Richmond
American Homes of California Inc. The company specializes in
single-family homes for first-time and first-time move-up buyers and
also builds a limited number of homes for the luxury segment.
At
Canterbury Estates, buyers will find four single- and two-story
floorplans of about 1,986 to 2,836 square feet, with three to five
bedrooms, two to four bathrooms and two- to three-car garages, priced
from the low $400,000s to the low $500,000s. Approximately 40 homes
have been sold and 30 are available for purchase.
All plans
feature spacious, open designs with high ceilings and plentiful windows
for ample natural lighting. Energy-efficient amenities include
water-conserving showers and toilets, dual-glazed windows, automatic
setback thermostats and energy-saving insulation.
Front yards
are landscaped and equipped with automatic sprinklers and back yards
are fully fenced. Roofs are finished with sturdy concrete tile and
automatic garage doors come standard.
Richmond American takes
additional quality measures such as wrapping each home in 100 percent
plywood before applying stucco or siding (known as full-wrap
sheathing), having a third-party inspector review window installation
and stucco application, and bringing out the structural engineer of
record ensure all structural components, including hardware, are
prepared to withstand seismic and wind conditions. “This is over and
above what the city requires us to do,” says Anne Wolfe, marketing
manager for Richmond American Homes.
Canterbury Estates
homeowners will appreciate laundry rooms that are conveniently placed
to save steps. Each gourmet kitchen is equipped with a 36-inch cooktop
with microhood and built-in dishwasher, ceramic tile countertops, oak
flat-panel cabinetry, a breakfast nook and recessed lighting. Also
standard is a large center island where family and friends can gather
and a handy food pantry.
All master suites are wired for cable
TV and phone and feature ceiling fans, walk-in closets, oval soaking
tubs and clear glass shower enclosures.
Wolfe says Richmond
American offers its homebuyers tremendous value, as well as the
opportunity to choose from a wide spectrum of design and finish choices
to create their dream home. “We believe that a new home is only a good
value if you truly love to live in it, so we partner with our
homebuyers to help them select the right community, floorplan and
design for their lifestyle and personality,” she notes.
